Demonbreun Hill is a small area of town located just South of Downtown Nashville. The neighborhood, which has seen an explosion in urban revitalization the last five years is absolutely packed with energy and activity. Living near Demonbreun Street is ideal for residents that enjoy an active nightlife scene and want to be able to walk to Downtown, Midtown and The Gulch areas of Nashville. The neighborhood is filled with fun hotspots, such as the Tin Roof, a long-time favorite among the locals.
Restaurants and bars with huge outdoor patios, and a variety of cuisines, line am entire quarter mile stretch of the Demonbreun area. With all the development since 2014, the area is rich with living options. A couple notable developments are; Rhythm, an upscale condo building, and 1505 Demonbreun, a large apartment complex rich in amenities. As you would expect in the Music City, there are multiple venues for live music performances within a stone’s throw in any direction from Demonbreun Street.
Music City Center and the Ascend Amphitheater are two top destinations for concerts, events, and business trade shows. Ascend Amphitheater attracted more than 144,000 people in its first concert season alone! The development influx has led to some livability concerns, increased traffic, and a lack of parking availability, but city officials are working to create solutions for solutions to go along with the continual development of Demonbreun. Plans for additional parking, thru-ways, bike lanes, and more are all things that are being discussed. With seven new developments expected to include a total of 1 million sq. ft. of office space, 100,000 sq. ft. of retail and restaurant space, over 700 apartments, and 530 hotel rooms planning be erected over the next two years, there is absolutely no sign the demand to live and/or work near Demonbreun Street is decreasing.
