Nashville-area housing data for April has been released by the Greater Nashville Realtors, and it was a pretty good month to say the least. Overall home sales jumped 1.8%, which was welcoming to read coming off one of the slower months we’ve seen in quite sometime in March. 

According to the numbers, last month saw 3,479 closings in all, which represents a new record for the month of April. 

Both single-family homes and condos saw a slight uptick in median sold price last month as single-family homes went from $295,000 in April of 2018 to $306,970 last month, and condos from $222,750 to $229,900.  

Inventory is also up quote a bit, which should be a welcome sign for buyers. At the end of April, 11,762 homes, condos, and lots sat on the market,

Nashville Home PricesAfter several years of a red hot real estate market in Nashville, demand seems to be cooling off a bit here in 2019. 

According to newly released housing market statistics, home appreciation in Nashville has steadily slowed since last fall, and that’s after significant year-over-year growth from around 2016 to mid-2018. 

Back in March, price growth for Nashville homes settled at around the same rate as the national average of 6.6%, which is quite the drop-off from March 2017 when prices spiked by over 11%.
