Nashville affordable new construction homes for sale While incredible job growth and a continuous spike in population have largely contributed to Nashville’s red hot real estate market in recent months, the dwindling supply of housing continues to drive home prices up and is even pushing some would-be buyers out of the market, especially if you’re looking for new construction.

Home Closings in Nashville in April 2017It’s certainly no secret that that Nashville housing market has been very active over the past couple years, but in somewhat of a surprising twist, activity slowed a little in April, even as closings still increased 1.3% compared to April of 2016. 

For much of the last year or so, available inventory has continued to be an issue facing the Nashville real estate market, which is still driving home prices up and keeping some would-be buyers from being active. And even as the housing supply continues to increase throughout much of the Middle Tennessee region, keeping up with demand is still proving to be a struggle.

Nashville Real Estate Market UpdateWhile the Nashville real estate market has been red hot over the first several months of 2017, activity slowed slightly from last month, allowing some home buyers and sellers to catch their breath. 

According to recent numbers from the Greater Nashville REALTORS®, the Nashville area recored 3,325 home closings during the month of April, which is up only 1.3% compared to April 2016. Despite the “slowdown” last month, though, year-to-date closings are still up 7.1% though the first four months of 2017, which represents a 7.1% spike compared to last year’s figures.
